what could a Labour government mean for the housing market?

what could a Labour government mean for the housing market?

Now that a Labour government has been confirmed, we take a closer look at what they’ve pledged to do for the housing market.

Building new homes

Labour plan to build 1.5 million homes over the next five years, and update the National Policy Planning Framework.

Stamp duty

First-time buyers currently pay no stamp duty on homes priced up to £425,000. However, this relief is due to end next year. Previously, the threshold for first-time buyers to pay stamp duty was set at £300,000. Labour plan to keep the current stamp duty exemption for first-time buyers that’s in place, but haven’t committed to extending it beyond the end of March 2025 expiry date.

Help for renters

Labour has pledged to ban no-fault evictions. They are also looking to have ‘Awaab’s law’ – which currently applies to social housing only – apply to the private rental sector. This requires landlords to investigate and fix reported health hazards within specified timeframes.

They’ve also pledged to ‘empower tenants to challenge unreasonable rent increases’.

Help for first-time buyers

Labour hope to help 80,000 more people get onto the property ladder with a comprehensive mortgage guarantee scheme, as well as offering ‘first dibs’ to locals looking to buy their first home in a new development.

Mortgages

Labour has pledged a ‘Freedom to Buy’ mortgage guarantee scheme, aimed at first-time buyers with smaller deposits. While not a pledge in itself, Labour have also outlined a commitment to keeping mortgage rates ‘as low as possible’.

Making homes greener

Labour has said that all private rental properties will need to be rated EPC C by 2030. It’s worth noting that they’ve said no one will be forced to remove their old gas boiler as part of these plans.

They also plan to deliver a national Warm Homes Plan over a decade which could apply to up to 5 million homes, with the aim to eliminate fuel poverty by 2030.

Getting your garden summer ready

Getting your garden summer ready

Getting your garden summer-ready doesn't have to be expensive. With a bit of creativity and some DIY efforts, you can transform your outdoor space into a beautiful and enjoyable area. Here are some top tips on affordable ways to prepare your garden for the summer:

1. Clean Up

Start by tidying up your garden. Clear out any debris like fallen branches, dead leaves, and weeds. This cleanup alone can make a significant difference in how your garden looks and feels.

2. Repurpose and Recycle

Use items you already have or can easily reclaim to add interest to your garden. Old pallets can be turned into planters, benches, or even a vertical garden. Recycled containers can make unique plant pots, and unused furniture can be repainted for outdoor use.

3. Plant Perennials

Invest in perennial plants, which come back year after year, reducing the need for purchasing new plants each season. They might cost more upfront but are more economical in the long run.

4. Mulch Generously

Mulching helps retain soil moisture, suppress weeds, and improve soil quality. It also gives your garden beds a neat and tidy appearance. You can often get mulch for free or at a low cost from local tree services or municipal green waste programs.

5. DIY Your Decor

Get creative with garden decorations. Paint stones to create colorful markers for your plants or make a wind chime from old cutlery. Use what you have around the house to add a personal touch to your garden without spending a lot.

6. Use Seeds Instead of Seedlings

Growing plants from seeds rather than buying seedlings can save a lot of money. Start seeds indoors if you're in a cooler climate, and transfer them outside once the weather warms up.

7. Choose Low-Maintenance Plants

Opt for plants that are native to your area as they are more likely to thrive with minimal care. This will save you on watering and fertilising costs.

8. Create a Compost Area

Instead of buying fertiliser, start composting kitchen and garden waste. Composting enriches the soil, helping plants grow better, and it’s free.

9. Water Wisely

Set up a rain barrel to collect rainwater for irrigation, which will help cut down your water bill. Water your garden in the early morning or late evening to minimise evaporation.

10. Plan Your Space

Before buying anything, plan your garden space. Decide what type of plants you want and where they should go based on sunlight and soil type. This planning helps avoid wasting money on unsuitable plants or garden accessories.

11. Propagate Existing Plants

Learn how to propagate plants from cuttings or by dividing them. This can be an easy and free way to expand your garden and fill up more space with greenery.

12. Swap Plants with Friends

Get involved in plant swaps. Trading plants with friends or community members is a fun and free way to diversify your garden.

By following these tips, you can create a beautiful garden ready for the summer without breaking the bank. Each step not only saves money but also adds a touch of personal pride and joy as you watch your garden flourish.

Tips for gardening

Tips for gardening

The best time to garden varies depending on factors such as climate, region, and the type of plants you wish to grow. However, there are general guidelines that can help you optimize your gardening efforts throughout the year:

  1. Spring: Spring is typically an excellent time to start gardening, as temperatures begin to warm up, and plants come out of dormancy. In temperate climates, early spring is ideal for planting cool-season vegetables such as lettuce, spinach, peas, and carrots. It's also a good time to sow seeds for annual flowers and herbs and to transplant perennial plants.
  2. Late Spring to Early Summer: As temperatures continue to rise, late spring and early summer are ideal for planting warm-season crops like tomatoes, peppers, cucumbers, and squash. Be sure to provide adequate water and mulch to help retain soil moisture and prevent weed growth. This is also a great time to plant summer-flowering bulbs and perennials for a colorful garden display.
  3. Summer: While summer can bring hot and dry conditions in many regions, it's still possible to garden effectively with proper planning and care. Watering early in the morning or late in the evening can help minimise moisture loss due to evaporation, while providing shade or using row covers can protect sensitive plants from excessive heat. Consider growing heat-tolerant varieties and practicing mulching to conserve soil moisture and suppress weeds.
  4. Late Summer to Early Fall: Late summer and early fall are excellent times to start planning for the next growing season. Consider sowing seeds for cool-season crops like lettuce, spinach, kale, and radishes for a fall harvest. It's also an ideal time to divide and transplant perennials, plant trees and shrubs, and prepare garden beds for winter cover crops or mulching.
  5. Autumn: Fall is an opportune time for planting trees, shrubs, and perennials, as cooler temperatures and increased rainfall provide optimal growing conditions. Take advantage of fall sales at nurseries and garden centers to stock up on plants and supplies for next year's garden. Additionally, consider planting spring-flowering bulbs such as tulips, daffodils, and crocuses for a burst of color in the early spring.
  6. Winter: While winter may seem like an off-season for gardening, there are still tasks you can do to prepare for the upcoming growing season. Use this time to plan your garden layout, order seeds and supplies, and clean and sharpen garden tools. You can also start seeds indoors for early spring crops or experiment with indoor gardening projects such as growing herbs or microgreens.

Ultimately, the best time to garden is whenever you have the time, resources, and motivation to do so. By understanding the seasonal rhythms of your local climate and adapting your gardening practices accordingly, you can enjoy a bountiful and beautiful garden year-round.

Apartment living in the uk

Apartment living in the uk

Living in an apartment in the United Kingdom presents a range of advantages that cater to the diverse lifestyles and needs of its residents. Here are some key benefits of apartment living in the UK:

  1. Urban Convenience: Apartments in the UK are often located in bustling urban centers, providing easy access to employment opportunities, cultural attractions, shopping districts, and public transportation networks. This urban proximity can lead to a vibrant and dynamic lifestyle.
  2. Affordability: In many parts of the UK, housing costs can be high. Apartments often offer a more affordable housing option than owning a house, especially in expensive metropolitan areas like London. This affordability makes it possible for individuals and families to live in desirable locations.
  3. Low Maintenance: Apartment living typically comes with the advantage of lower maintenance responsibilities. Property management companies or landlords often handle maintenance tasks such as repairs, landscaping, and common area upkeep, sparing residents the hassle and cost of these tasks.
  4. Amenities: Many UK apartment complexes are equipped with modern amenities such as fitness centers, communal lounges, concierge services, and in some cases, rooftop gardens or pools. These amenities enhance residents' quality of life and provide recreational opportunities within their buildings.
  5. Security: Apartments often feature security measures like secure entrances, CCTV surveillance, and on-site security personnel. This heightened security provides peace of mind for residents, particularly in urban areas.
  6. Energy Efficiency: Modern apartment buildings in the UK are constructed with energy efficiency in mind. They often have well-insulated walls, double-glazed windows, and energy-efficient heating and cooling systems, which can result in lower utility bills compared to older homes.
  7. Access to Public Transportation: Many apartments are located near major transportation hubs, making it easy for residents to access buses, trams, trains, and underground services. This proximity to public transport can reduce the need for car ownership and lower commuting costs.
  8. Cultural Opportunities: Apartment living often places residents in the heart of cultural and entertainment districts. This provides easy access to theaters, museums, restaurants, and nightlife, enhancing their overall quality of life.
  9. Community and Social Interaction: Apartment complexes frequently foster a sense of community through organized events, shared spaces, and communal areas. This environment encourages social interaction and provides opportunities to connect with neighbors.
  10. No Property Tax: Unlike homeowners, apartment residents in the UK are not responsible for property taxes, which can be a significant financial relief.
  11. Flexibility: Apartment living offers flexibility in terms of lease terms, allowing residents to adapt to changing circumstances or life stages.
  12. Environmental Impact: Apartments tend to have a smaller environmental footprint compared to single-family homes. The compact living space, shared walls, and efficient construction can contribute to reduced energy consumption and waste generation.

In summary, apartment living in the UK combines urban convenience, affordability, low maintenance, and access to amenities, making it an attractive housing option for individuals and families seeking a comfortable and accessible lifestyle in a dynamic and culturally rich environment. These advantages are especially prominent in densely populated urban areas where apartment living aligns with the modern British way of life.

Why you should buy from a housing developer

Why you should buy from a housing developer

As a housing developer, we can highlight several benefits of buying a new build property. These advantages make new builds an attractive option for homebuyers looking for a modern and hassle-free living experience. Here are some key benefits:

  1. Quality and craftsmanship: New build properties are constructed with the latest building techniques, materials, and design standards. They typically meet or exceed current building regulations and quality standards. This ensures that the property is structurally sound, built to last, and requires minimal maintenance in the early years of ownership.
  2. Customisation options: Buying a new build property often allows buyers to personalize certain aspects of their home. Developers may offer a range of finishes, fixtures, and fittings, giving buyers the opportunity to choose design elements that suit their preferences. This customisation can create a sense of ownership and enable buyers to create a home that reflects their style and taste.
  3. Energy efficiency: New build properties are constructed with energy efficiency in mind. They incorporate modern insulation materials, advanced heating and cooling systems, and energy-efficient appliances. These features can result in lower energy bills, reduced carbon footprint, and a more comfortable living environment. Additionally, some new builds may come with renewable energy options, such as solar panels, further enhancing sustainability.
  4. Warranty and guarantees: New build properties often come with warranties and guarantees provided by the developer. These warranties typically cover structural defects and certain aspects of the property for a specified period, offering buyers peace of mind. Having the support of a warranty can save homeowners from unexpected repair costs during the initial years of ownership.
  5. Modern amenities and technology: New build developments often incorporate modern amenities and technologies to enhance the overall living experience. This may include features like communal gardens, gyms, swimming pools, security systems, smart home technology, and high-speed internet connectivity. These amenities can add convenience, comfort, and value to the property.
  6. Financial incentives: Governments and developers often provide financial incentives to encourage the purchase of new build properties. These incentives may include help-to-buy schemes, favorable mortgage rates, or stamp duty exemptions. Taking advantage of these incentives can make buying a new build more affordable and financially advantageous.
  7. Minimal maintenance and repair costs: Since new build properties are constructed with modern materials and systems, they generally require less maintenance and fewer repairs compared to older homes. Buyers can enjoy a worry-free living experience without the immediate need for major renovations or costly repairs.
  8. Community and shared spaces: New build developments often include communal areas, such as parks, playgrounds, and shared green spaces. These spaces foster a sense of community, provide opportunities for social interaction, and offer additional recreational options for residents.

It's important to note that while there are many benefits to buying a new build property, it's essential to research and choose a reputable developer with a proven track record. Conducting due diligence, reviewing testimonials, and visiting show homes can help ensure that you make an informed decision and enjoy the advantages of buying a new build home.

How to add value to your home

How to add value to your home

Unlocking the value of your home doesn't have to be complicated - if you make the right moves, you can add worth without breaking the bank.

Take your home up a notch with creative ideas like extending the living space, installing an eye-catching modern kitchen and refreshing its exterior appeal. Your house can be revitalised in no time!

By taking on projects that are fast and simple, you'll be able to give your interior a quick makeover with immediate results. If you're looking for more substantial changes, consider investing in extensions – they can not only boost curb appeal but also increase the value of your home when it comes time to sell!

While you may be tempted to do large scale project don’t forget the smaller things can also add value too.

How to Add Value to Your Home by Decorating

Decorating is perhaps the most obvious task when thinking about how to add value to your home.

Even though minor blemishes may not decrease the value of a home, they can be enough to drive away potential buyers and make it difficult for owners to get top dollar.

These typical defects will put many buyers off, but are easily resolved by any competent DIYer:

  • Peeling paint
  • Squeaking or sticking doors and windows
  • Door latches that don’t work
  • Mouldy sealants in kitchen and bathroom
  • Dripping taps
  • Loose tiles
  • Sewer smells
  • Broken or damaged windows
  • Squeaky floors and stairs
  • Cracks to ceilings and plasterwork
  • Lifting flooring

Add an Extra Bedroom

When it comes to increasing the value of your home, adding an additional bedroom is a smart move. Not only will this create more usable space in your property - providing potential buyers with greater flexibility and choice – but also adds appeal for both young families and couples looking to downsize alike.

Having more bedrooms in a property is usually seen as beneficial by potential buyers since it can add considerable value. However, there are limits to this depending on the location of your home - once you hit that limit, additional rooms won't give much bang for their buck!

Extra bedrooms can be created by dividing up existing space by removing and adding walls, by converting the loft or cellar, or by extending.

Re-purposing an existing room is a great way to freshen up your home without spending too much. Older homes with large bedrooms are the perfect candidates for this eco-friendly transformation!

Make sure you create a balance between bedrooms and the number of bathrooms a ratio of one to three is a minimum.

Kitchen Makeovers That Add Value

Having an attractive, spotless kitchen is a must-have for both potential buyers and home appraisers. Before replacing the entire set up in your cooking space, take into account its shape, position and then decide if you need to change anything about it - or even move it somewhere else!

Very often, kitchen renovations can be carried out for a modest investment. Small changes such as repainting or replacing unit doors or just the worktops can have a huge impact, as can new floor tiles or better lighting.

Give Your Garden a Makeover

Redesigning your garden can be a great way to not only increase the value of your home, but also make it more attractive to potential buyers. A well designed and tidy outdoor space is sure to add that extra flair – making it an eye-catching attraction!

Even if you do not makeover your garden, make sure you carry out at least the basics:

  • Clean up and tidy litter and dead plants
  • Weed
  • Repair and feed the lawn
  • Cut back overgrown trees and shrubs
  • Create interesting shapes with beds and borders
  • Add colour and interest with planting

Ease your house buying process

Ease your house buying process

Buying a house, it is often claimed, is one of the most important decisions you ever make.

Buying a home is a decision which, thanks to the difficulty of getting on the housing ladder, more and more people are taking later in their lives. But buy the right house at the right time and the benefits in terms of long-term security could be incalculable.

Check out possible areas where you can afford to buy.

Put together the main pieces in your property jigsaw – how much you can afford, how far from your place of work you are prepared to live, etc. – then track down areas which would enable you to complete the jigsaw to your satisfaction.

Try to pinpoint up-and-coming areas.

When you're looking at a property, the most important thing is knowing its history. You want to know how much traffic it gets and what projects are planned for improvement or replacement in the near future; if there's anything significant happening with regards regeneration then this will be an even better investment than one without any news on that front!

Ensure your finances are in order.

It is extraordinary how many people find their dream home and then phone their bank manager. Don’t make the same mistake. Unless you are buying without a mortgage, find a lender you trust and establish how much they are prepared to lend via a mortgage in principle. You also need to work out how big a deposit you need.

Look for properties where you can add value by improving or extending them.

There are many benefits to investing in property that can be extended as your family grows. Not only do you get a return on investment, but there is also tax relief for paying extra fees related with adding onto or renovating an existing home! There are plenty of reasons to invest in a property which can be expanded as your family grows. These include new build properties or those located in conservation areas with tough planning restrictions - but if you're looking for something that will last over time, consider buying an extended home ownership opportunity instead!

How long does it take to move in 2022?

How long does it take to move in 2022?

If you’re thinking of moving, chances are you’ve pictured yourself in your new home in time for the end of the year. What better place to spend the festive season, and kick off 2023, than in your new pad.

Why is moving home taking so long at the moment?

From the time a home is marked sale agreed, it currently takes 150 days on average to reach that all-important completion day. But that’s 50 days longer than during the same period in 2019.

It’s taking longer for home-buyers to get into their new homes because there’s a backlog in the conveyancing process: the thing that happens between having an offer accepted, and getting the keys to your new home.

According to Right Move there are currently more than half a million homes sold subject to contract, with buyers eagerly awaiting completion. That’s 44% more than in 2019.

While there’s been a slight easing in buyer demand since last month, this isn’t going to be enough to ease the delays we’re currently seeing. With lots of people still wanting to move, estate agents are still looking for buyers who are likely to result in a sale going through as quickly as possible.

The home moving timeline

There are a number of plates you’ll have to spin when moving home, including the buying and selling of properties. Below, we’ve included a run-down of what’s involved and how long you can expect each phase to take. It’s worth bearing in mind that if you’re a first-time buyer, this process could take significantly shorter than those involved in a lengthy chain.

  • Mortgage approval – 5 days to 8 weeks
  • Selling your home – 4 to 10 weeks
  • Finding a new home – 1 to 10 weeks
  • Making an offer – 1 to 2 weeks
  • Conveyancing – 8 to 10 weeks
  • Property survey – 1 to 3 weeks
  • Moving in – 1 day to 2 weeks

Essential Kitchen Tools Every Cook Should have

Essential Kitchen Tools Every Cook Should have

Moving into a new home, setting up a new kitchen? Check out our guide to what you'll actually use in the kitchen.

Chef's Knife

A good knife is a chef’s best friend. This is one of the few things that you’ll thank yourself for investing in. Carbon-plated stainless steel will stay sharp over time, but go to a specialty store to find the best match for you. Choose a knife that you feel comfortable handling. It should feel balanced in your hand, easy to hold and control, not too heavy, but definitely not flimsy. Believe us, you’ll be using it a lot, so take good care of it.

Metal Spatula

A sturdy metal (or high-quality plastic) spatula is vital for flipping, tossing, and serving all kinds of foods. Think eggs over easy, puffy pancakes, roasted veggies, sauteed meats, baked salmon…we could go on.

Whisk

Sturdy metal whisks come in all shapes and sizes. Choose a mid-sized whisk with a handle that fits comfortably in your hand. Use it to mix dry ingredients together before baking, stir eggs for a frittata or emulsify a vinaigrette.

Slotted Spoon

Whether it’s wooden or metal, a perforated (or slotted) spoon acts like a miniature strainer, removing solids from liquids—think pulling potatoes or small pasta noodles from boiling water.

Instant-read Thermometer

Easily (and quickly) check to see if your meats have cooked enough.

Saucepans

A large saucepan is essential for making pasta, boiling potatoes or corn, and simmering big batches of soups and broths. Look for a 5- or 6-quart size. A smaller saucepan (1.5 or 2.5 quarts) comes in handy for smaller items, like boiled eggs, rice and porridge.

Immersion Blender

This handheld tool makes it so easy to blend soups, smoothies, and pestos with the push of a button. I find much easier to handle than a traditional blender, and it’s great because it takes up much less space, too.

Colander

Wash fruits and drain pasta, veggies and other boiled foods. I like a colander that can balance on the edges of my sink, but a classic footed colander is just fine. Look for metal or ceramic, which are sturdier than plastic.

Prep Bowls

This might sound like a no brainer, but it’s important to have a variety of mixing bowls. Get ones that are metal or glass because they’re less porous than plastic. They won’t pick up stains or odours.

Cutting Board

A sturdy, stable surface is essential when it comes to prepping your food. A wooden cutting board will help protect your knife from dulling quickly, as well as make cleanup a breeze
